Building Inspections Vs No Inspection

Looking for a new house? Be prepared, because the process of finding and buying your dream house is a challenging and time consuming procedure. Many would say that buying a new home in Australia is not a simple thing to do. And since it is one of the biggest investment decisions you will ever make in your life, you need to make sure that you are making the right thing.

In order to be sure that you will get the house you have always dreamed of, there are several things that you should do beforehand. The general rule when buying a new home is: The building you are planning to buy must be worth for the money you will pay. You may be wondering: How I’m supposed to determine which building is the one I’m looking for? If you take some time to make a good research online, or ask other people who had passed through the same process, usually the answer will be: perform building inspection. The building inspections include checking the house for some structural or pest damages that need to be repaired. The building inspections in Australia are conducted by specially trained professional inspectors who are experts in that field.

Before making the final decision for a particular house, you need to make sure that everything in the house is in good condition. The building inspections are the best way to receive a conformation that the building or property you are planning to buy is in good condition. These inspections are very beneficial because you surely don’t want to end up buying a house that will need repairs which can cost you a lot. The building inspections can help you identify issues or problems that cannot be identified easily, such as:

Structural damages and other similar disadvantages

The building inspections can tell you if there are any hidden structural damages inside or outside the house. Some damages cannot be seen by simple walk around, or by people who are not trained for professional building inspections. Hiring building inspectors is important for avoiding costly structural repairs.

Unsafe areas in the house

When talking about unsafe areas, we mean presence of dangerous materials such as asbestos, or cracks in the walls inside the house. From the final report of the building inspections, you can clearly see whether there are any unsafe areas in the house. On the other side, if the house is not inspected for such areas, it is likely that you will have to deal with such disadvantages later.

Structures built contrary the regulations

These structures are part of the building too. Not only the living areas need to be subject of building inspections, but also other structures such as sheds and patios. There are several regulations which determine where these structures can be built. However, if you buy a house which comes with such structures, and if they are not built in accordance with the regulations, this means that at some point you’ll have to remove them. This is another important aspect, that if not considered it can be costly for your family budget.
